A brief guide on what to expect
Selling your home is one of the biggest decisions you’ll ever make, and it deserves the right approach from an honest and trustworthy estate agent. I always say that you can’t pick the agent you will buy from, but it’s important to pick the right agent to act for you. Once you have booked your free valuation, you can expect me to give you honest and practical advice about the property market, advertised pricing and selling strategies and what work might need completing before you market your home. With over 20 years’ experience in selling property within the local market, I have seen every example of how to do it, and also how not to.
Preparing Your Home for Market
First impressions matter. That’s why my simplest advice is always to have a clean and tidy house. It doesn’t have to be Instagram perfect and full of brand new fittings, as people are looking to buy a property and create a home to their own tastes, that they love and makes them feel comfortable. If I feel that by making some minor changes it will help your property easier to sell, for the best possible price, I will offer the advice on how best to achieve the desired results. I have contacts within all trades, and I am happy to recommend people I have worked with throughout the years.
Marketing & Negotiating the Sale
Once you and your home are ready to come to the market, I will photograph your property in its best light and will oversee all marketing material personally including the instruction of floorplans and a quality description. We can enhance marketing with video and drone photography if it is beneficial. Once listed, I will oversee viewing appointments to take your potential buyer on a personal journey through your home. When it comes to negotiating, I work for my client, you, the seller, to achieve the best possible sale price, from the right buyer. An important part of the process, that is often overlooked is, once a sale has been agreed I will spend time liaising with all parties involved in the chain and their solicitors to make sure all are working towards the common goal of a quick completion, this is where my experience can really count. It’s no secret that the period of time between sale and exchange can bring lots of ups and downs, but I am always on hand to help and support my clients throughout the whole process, from our initial meeting to handing the keys over to the new owners on completion.
